270 Park Avenue
New York, NY
Banker Steel and NYC Constructors (NYCC) played a central role in the construction of 270 Park Avenue, the new global headquarters for JPMorgan Chase and the largest all-steel high-rise ever built in New York City. Rising 1,388 feet and encompassing 2.5 million square feet, this next-generation office tower redefines modern workplace design while achieving monumental feats in structural engineering and urban construction.
The project required the fabrication and erection of 95,000 tons of structural steel, making it the heaviest steel job in New York City’s history. Located directly above Grand Central Terminal, the tower was constructed without major disruption to the train lines and transit infrastructure below—a testament to the collaboration between Banker Steel and NYCC, the design team, and the construction manager.
At the heart of this engineering marvel is “The Tabletop”—a massive, two-story structural transfer system that supports the entire tower above. This elevated platform enables the building’s gravity and lateral loads to transfer forces to the uniquely engineered fan-shaped perimeter super-columns. These columns slope outward from forged steel nodes to form the Tabletop, which is formed by 25-foot-deep plate girders spanning the building’s full 360-foot width. Each girder weighs approximately 1,800 tons, with flanges up to 5 feet wide and steel plates up to 8 inches thick.
The Tabletop’s 86-foot height forms an expansive lobby that opens dramatic sightlines between Park and Madison Avenues, enhancing the public realm while supporting the structural demands above. Erecting this complex structure required two massive crawler cranes maneuvering along custom-built temporary runways through the jobsite—a strategy that enabled efficient sequencing while minimizing street-level congestion.
Above the Tabletop, the tower’s distinctive diagrid façade not only defines the building’s architectural identity but also contributes essential lateral support to the superstructure, creating a stiff and resilient frame capable of withstanding high wind loads.
Throughout the project, Banker Steel and NYCC worked closely with Foster + Partners, WSP, and Tishman Construction to coordinate logistics, sequencing, and field execution, ensuring that one of the most ambitious towers in the city’s history came to life safely and on schedule.
